Historically, income has driven 78% of long-term returns in global real estate investments.[1] While this share of returns tended to be lower during periods of higher growth and declining long-term interest rates, the current economic outlook is for growth to remain constrained and interest rates to remain elevated (relative to the prior decade). 2025 has seen significant shifts in global trading and economic growth patterns. Tariffs and trade wars have disrupted global trade flows, raising costs for importers and exporters alike, and contributing to slower growth in key economies, leading to a net decline in gross domestic product (GDP)[2].
