The FTSE Nareit All Equity REITs Index has a total return of minus 4.25% in the year to date (December 30) compared with minus 7.03% return for the S&P 500. The REIT Index returned less than +9% in each of the previous two years, while the S&P 500 rose +21.8% and +12% in 2017 and 2016, respectively.
With one day of trading left in 2018, it appears that REITs will outperform the S&P 500 for the first time since 2015. But I don't think anyone, including me, is ready to run a victory lap.
