Audra, thank you very much and let me echo your words earlier with a warm welcome to all that are participating in the call today. We appreciate your time and look forward to discussing with you our Q1 2024 results. In addition to myself, we also have Bill Berkley on the call, Executive Chairman and Rich Baio, Chief Financial Officer and we are going to follow our typical agenda where I am going to be handing it over to Rich shortly.
