VICI Properties: Diversification Needed As Caesars Seeks Rent Cut

VICI Properties Inc. ( VICI ) faces near-term uncertainty and a weak stock price from a pending decision around rent paid by Caesars Entertainment ( CZR ), its largest tenant. This has been overlaid with an expansion of long-term U.S. Treasury yields. Critically, the looming decision with CZR, a tenant that formed 39% of annualized base rent ("ABR") as of the end of its fiscal 2025 third quarter, presents a clear catalyst for either upside or further downside. To be clear on the severity of the situation, CZR is seeking a rent cut, as the company is paying $730 million in rent for the regional casinos it leases from VICI. These are generating roughly $750 million in annual cash flow, according to J.P. Morgan ( JPM ) analyst Daniel Politzer. The situation is compounded by a slowdown in international visitor numbers to Las Vegas and CPI-linked annual rent escalators set to kick in. This is a big deal because VICI was actually spun off from CZR back in late 2017 ....
