In a previous article, I argued why the long-term economic and demographic trends significantly favored smaller metros and suburbs in the sunbelt. Major urban cores have been plagued by strict lockdowns, more intense recession, higher violent crime rates, and housing unaffordability. These concerns have coincided with the shift to remote work, allowing employees the opportunity to work from where they desire. Many workers will no longer be bound to a particular location and could save financially each year by migrating to lower-cost sunbelt metros.
REIT prices have not been adequately adjusted to
