Shares of floating rate first mortgage loan REIT Seven Hills Realty Trust ( SEVN ) are down nearly 30% in 2025, as Fed easing has squeezed its net interest margins, compelling it to lower its distribution. Even though the dividend was lowered from $0.35 per share to $0.28 in 3Q25, it still yields over 12%, as 23% of its portfolio was rated ‘ higher risk ’ on September 30, 2025 – all office properties. With rate floors kicking in to stem further margin compression, three new mortgages in November 2025, and a capital raise in December, the insider buying on that offering merited a deeper dive.
