American Assets Trust: Dividend Coverage Slips

American Assets Trust's ( AAT ) lack of dividend coverage in a macro environment where its core office assets continue to see elevated vacancy rates has materially heightened the risk profile of the investment-grade rated REIT. AAT last declared a quarterly cash dividend of $0.34 per share , kept unchanged from its prior distribution, and $1.36 per share annualized for a 7.24% dividend yield. This yield has expanded to its highest level in more than a decade, placing its safety against the balance sheet that received an investment-grade rating of " BBB " from Fitch Ratings into focus. Dividend reductions for REITs represent the ground zero for shareholder value destruction, as they have the triple impact of forcing down the stock price to reflect the lower base payout, truncating the yield from prior cost averages, and pushing through a reduction of the REIT's multiple. Hence, my REIT investment strategy has simply been to chase dividend safety that overlaps with what I consider an undervalued yield.
